Property Management Registration (PMR)

As of September 28th 2019 Property Management Licensing will be compulsory in SA.

Property Managers can register from February 1st 2019.

Requisite training approved for registration as a property manager:

  1. CPPDSM4007A – Identify legal and ethical requirements of property management to complete agency work
  2. CPPDSM4009B – Interpret legislation to complete agency work
  3. CPPDSM4010A – Lease property
  4. CPPDSM4011A – List property for lease
  5. CPPDSM4013A – Market property for lease
  6. CPPDSM4015B – Minimise agency and consumer risk
  7. CPPDSM4016A – Monitor and manage lease or tenancy agreement
  8. CPPDSM4017A – Negotiate effectively in property transactions
  9. CPPDSM4020A – Present at tribunals

If you are you a registered sales person and are wanting to add property management to your current sales licence, you only need to do these 4 units:

  1. CPPDSM4011A – List property for lease
  2. CPPDSM4013A – Market property for lease
  3. CPPDSM4016A – Monitor and manage lease or tenancy agreement
  4. CPPDSM4020A – Present at tribunals

Land agents will not be required to undertake any further training.

Dear Member of the Real Estate Industry

From 28 September 2019, you cannot be employed as a property manager if you do not hold a property manager registration, a sales representative registration with a property manager condition or a land agents registration.

Anyone found working without registration risks a maximum penalty of $20,000. Land agents also risk a $20,000 penalty if their property management staff are not registered.

You should ensure that:

  • you are able to meet the qualification requirements and
  • you lodge your application for registration by 31 August 2019, to allow enough time for your application to be processed.

Applications are online only via the property manager link at sa.gov.au/realestate.

All property manager registrations will be digital for you to carry on your smartphone or tablet. Plastic registration cards are being phased out for the real estate industry.
